Attention Sellers:

YOUR HOME IS YOUR CASTLE, BUT WILL IT APPRAISE?

When selling you house, change your focus. The dwelling is no longer your home sweet home, it becomes a commodity which will have to stand up to the competition, appeal to a buyer and meet his lender's criteria (appraised value).

A properly priced home will always sell. This may be good news or it may be bad news for some of you.

Shrimp Farming in Indiana

It looks like shrimp farming will be the next big thing in farming in Indiana.
The Indianapolis Star reported today, June 24, 2010 that the oil spill will benefit local shrimp farmers.

I know of several farms that would be suitable for this type of Enterprise.

market=slighlty mortgage higher rates. Not so high that one cannot afford to buy, however.

Indy Connect

If you have traveled anywhere with an effecient rail system, you know what a blessing it is. So why oh why is most of the United States not connected by rail. Is is because most of the rail systems are owned by auto makers who stand to lose billions if people decide that they'd rather go by rail? Probably.
The good news is that WE have control of our own desitny.
We decide what will be.
It is time to move forward, pun intended, on a viable, reliable rail system.

Mortgage rates low due to rally

Friday's unemployment rate fell far short of what Wall Street had predicted causing a rally and pushing mortgage rates lower.

Open House on Sunda May 23

Did I mention that the property at 3933 E. 191st Street has 5 acres, three of which are tillable. They produce about 600-800 bails per year. Sold at $6.00 to $8.00 per bail is not a bad yield.

A nice house with rich history.
Come see it.

Rates dropped today!

Another mortgage friend told me this:

FHA 30 year fixed: 4.75%
30-Year Conventional: 4.875%

15-Year: 4.125%

Subject to loan amounts and FICOs

Did I mention that now is a great time to buy?

More on the Market

A mortgage frined from Wells Fargo says this:

"Although we are losing money in our investments/retirement accounts, this is causing interest rates to go down!"

If you can afford a mortgage, now is the time to buy!

Mortgage Rates are expected to rise.....
Now is the time to buy, and now is the time to put your home on the market too!
Why?
Because the FED has indicated that they would wrap up $1.25 trillion in purchases of mortgaged-backed securities this month.
High unemployment, modest income growth, lower housing wealth and tight credit are factors to improvements in the economy and to the FED's constraints.
The Mortgage Bankers Association predicted that mortgage rates will rise gradually for the remainder of this year, and they will stay on an upward trajectory in 2011 and 2012.

What is the Right Price? Time always tells....

If you want to move your house: Here's the way..
10 showings in 45 days. If you get 10 showings and no offer, lower the price....
If you get no showings in 45 days, lower the price, you won't get it sold.
Trust me on this.............
Remember.
We are still in "a beauty pageant in a price war!"

Happy New Year?

Well, the Holidays are over and it's back to reality. I just got back from a Brokers meeting where we were told that "a flood" of new foreclosures is expected in the first quarter of this year.
This is good news for buyers, but not good news for sellers.
Ready, willing and able buyers will be able to secure great deals.
Sellers will see their house price decrease due to the number of homes on the market, and a buyer's upper hand.
Now is the time to buy, if you are in buying mode.
The median sales price in the Metro area decreased by 3% in 2009. The same is expected in 2010.
